Some country estates are designed for quiet weekends. Others seem built for an entire community. Elham Valley, a sprawling 118-acre property outside Columbia, Tennessee, falls firmly into the second category. Once a largely undeveloped retreat with just 1,000 square feet of living space, the estate has undergone a dramatic transformation and is now back on the market for $19.9 millions, states an online report by Realtors. As per the report, the price is nearly three times the $6.8 million it fetched in spring 2025, reflecting an extensive build-out that has turned the property into a fully equipped multigenerational compound. From blank canvas to private compound

According to Realtor, when Elham Valley was listed in late 2024 for $8.6 million, its built space consisted of a guest cabin and a converted greenhouse with indoor and outdoor kitchens and a loft bedroom. Much of the appeal lay in the land itself. The grounds already included a swimming pool, three ponds, a helipad, a covered bridge and more than three miles of private trails. Multiple potential homesites also offered buyers the chance to develop the estate according to their own vision. The new owners have taken that possibility considerably further. Today, the property contains 17,078 square feet spread across several buildings, creating a self-contained retreat designed to accommodate family, guests, entertainment and wellness, the report adds.

A sophisticated main residence

At the heart of the estate is a 5,574-square-foot main residence positioned on a wooded hillside overlooking a pond. The four-bedroom home has three full bathrooms and two half bathrooms, along with a primary suite featuring its own office area. The interiors lean towards understated luxury, combining white oak floors, Venetian plaster, stone walls and vaulted ceilings. Custom cabinetry adds a tailored feel, while a striking stove capable of burning both gas and wood serves as a focal point. A bonus room with a full bar and folding glass doors expands the home’s entertaining potential, opening the interiors towards the surrounding landscape, the details of the property reads on Realtor website.

Built for music, guests and wellness

The main house is only one part of the estate. The compound also includes a car barn containing a dedicated music studio, a climate-controlled animal barn, a guest house, a guest cottage with its own pool, a casita with an outdoor pavilion and a wellness centre. The arrangement makes the property unusually versatile. It can function as a family retreat, a private gathering place or an expansive hospitality-style destination without compromising the privacy of the main residence, the report explains too.Outside, the landscape is equally elaborate. Gardens, stocked ponds, spring-fed creeks and walking trails connect the various structures, while mature hardwoods and rolling hills give the property the feel of a secluded European countryside, the report adds.

A private venue with room to grow

Elham Valley also comes with commercial potential. The property has received a zoning special exception allowing up to 30 events each year. Dedicated bridal and groom suites, together with indoor and outdoor spaces designed for ceremonies and celebrations, make weddings an obvious use. The existing helipad and extensive grounds add another layer of appeal for large gatherings. Security has also been built into the compound, with a guarded entrance, gated access points, video surveillance and outdoor sound systems. Also, an additional water well and a homesite capable of accommodating a four- to five-bedroom residence offer future owners another opportunity to enlarge the compound. Located around 10 minutes from Leiper’s Fork, less than 25 minutes from downtown Franklin and roughly 45 minutes from Nashville, Elham Valley occupies a sweet spot between rural seclusion and city access.Images Courtesy: Realtor
